law enforcement has MORE thimgs to do - rather than to "bust" a person cultivating (1-6 plnats) EXCEPT if you are on their radar which can be traced back to the cultivator mentioning it to the wrong person. 1st rule of growing -tell no one - unless in a "safe" state. also don't plant in front of your house or next to your mail box !!!!!!!!

North Tennessee. Been on the market a year now so something must be wrong. Don't know but if we can confirm a few things we may fly out to look. 105 acres fixer upper old house $400k.

Our nextdoor neighbors, no pool and smaller lot are asking $899k. I'm waiting until we can cash out with a cool mil, keep the rental and pay cash and maybe I could actually retire. I'd have a lot of work to do on the house, barn and greenhouse to keep me busy. Just surveying the property would be a lot of fun with a week, a horse, a saddle bag and a Henry .357. Hunting and fishing on my own property. Yeah, that'll get me the hell out of here.

I don't know. She messaged an real estate agent and we haven't heard anything back yet.

Now I'm itching to pack and haven't even seen it or what land rights might me included. Hot damn.

That's 63 miles west of me..
If you had to work Nashville is only a hr or so form there, cookeville is even closer and is growing... it would keep you busy...

I think the reason it's still on the market is it's a rural area for sure...
That's a good deal really.. the weather will be like here you would see Snow..

There's 150 ac for 675k, and 147ac for 900k right here mins from me if you want land..
We ain't rich, it's gotta be rural to get that many acres. Use to be a tobacco farm, broken into 3 100 acre plots. The one the house is on has no water so that's out. Still looking. Don't really need a lot that big, 50 +/- acres, 365 stream, a well, 90% wooded with old farm house $400k or less. We plan on geothermo heating/air and hot water with wind and river generators w/ batteries. Totally off grid. We'll keep looking?

I know a lot of land is pick up on tax sales, you may want to see if you can get a listing in a county you're looking to buy in and see if you can get something for pennies on the $...
But prices are Up for sure, I was offered 3 times what I paid for my place and I didn't take it..

I know a lot of land is pick up on tax sales, you may want to see if you can get a listing in a county you're looking to buy in and see if you can get something for pennies on the $...
But prices are Up for sure, I was offered 3 times what I paid for my place and I didn't take it..
We bought our house like that, we only paid $40k for our place 7 years ago and our aquintance/realtor says it'll list for $200k now.
But we couldn't get ahead by selling now and finding something new.

I'm in the same spot.
I was offered 175k but that doesn't do much in any city I was looking at...

So I'm still on the fence on what to do, I'm working so I just keep going day by day...
