I'm a self employed plumber so my only real criteria is living within 20-30 minutes away from a city of 100,000 plus people so I can run a business. I'm also a little right of Attila the Hun so I'm guessing I'd be right at home anywhere in the South? There's a million reasons to hate people, skin color doesn't make my list. I'd prefer Alabama as it's further South but the wife is stuck on Tennessee. I'd like to be able to hunt and fish on my own land.i went to high school in a suburb of san francisco. i am class of '68. my mother had bought a tract home in 1964 for 17,500 with a 4% va loan.
she sold that house in 1985 for 475,000. i looked it up on zillow recently and it just sold for 1,550,000. the house is a small 3 bd 2 bath on a 1/4 acre.

prices in middle tn are in an upward spiral right now because of demand. in the 5 years you've been looking prices have gone up 40%. if you buy in now and the bubble pops you could seriously lose value.
if you are going to work in nashville you will probably be more than an hour out because of traffic. in m'boro it sometimes took me an hour and a half just to drive the 35 miles in.
if you don't have to work for anyone else and don't mind seclusion, the area around center hill lake is beautiful and the prices are still reasonable.
i personally found the real estate situation around nashville to be impossible so i am in a neighboring state where the prices are much lower.
southern kentucky around franklin 45 min north of nashvegas is very reasonable price-wise.
and northern alabama is beautiful terrain north of the river. it is the ass end of Appalachia. huntsville al is a very high tech town because of the nasa marshall space flight center and the army's redstone arsenal and missile development center. all the defense contractors are there. two universities.
the patriot missile system was developed there.
in 2021 huntsville was listed as the third most desirable place to live on a list of the top 20 in the u.s.
property still reasonable and a good quality of life.
but be forewarned that if you are a white liberal you will have few friends in the white community. the black folks in the deep south are generally pretty nice people.

i'm building right now on a secluded one acre site. i will have about 150k involved in the land and the house when finished. it will instantly be worth about 350k completed.
I've watched the price increase but hasn't bothered me as ours continues to climb.
I've got 2 real estate companies emailing me listings every week and in 5 years there hasn't been a property close enough to what we want to get us out there to take a look. I bet we end up dying here in cali. Could be worse.
